I am writing this particular Blog while on my annual vacation in Tofino B.C.. I t occurred to me that part of the vacation is actually unwinding and thus enabling one to relax even further. Real estate sales and purchases can be very emotional at times and that high emotion leads to stress and inevitably to great profits for resorts like the one I am staying at right now!

Homes and farms and land are truly a big part of our clients make up and their signature. It goes without saying that a good portion of our conversations can lead us back to the topic of real estate. For example where do you live?, will be one question that can start the whole discussion about location, condition, and values!

Recently I ran into a situation where in my opinion the value wanted by the potential seller was not evident, nor justified. It was a long a protracted discussion that took a course very similar to a roller coaster. It may very well be the sellers a chiles heel. The seller is so emotionally attached to the memories and good times had in the former home that they cannot see what is right there before their eyes. Incredibly, I did not take on the listing, and instead, recommended they contact someone else; this turned out to be a listing that would not be manageable or logical.

Logical? Yes, one has to believe especially in todays world of “Google IQ” that buyers can and do a tremendous amount of value research before they even pick up the phone and chat with a seller or a sellers representative…so why would you as a seller think that you the buyer will overlook, or not be concerned with or they will be able to see past….what? No! Buyers and seller today are smart, well informed and look to representatives for professional advice, representation, deep research and more…gone are the days of high prices for low value.

Emotions are valuable tools and a huge part of our lives, but they are not beneficial in determining value or list prices or strategy, they can intact lower your IQ! listen to your representative, and ask lots of questions, and…stop thinking that the buyer can see your memories tied to your home; they cannot and will not pay for them!
