The median sale price this March was $979,000, up < 1% from the previous month but down 17% from March 2022.
There were 1406 total sales this March, up 75% from 804 in February but down 40% from the high of 2359 sales in March 2022 and 3,167 sales in March 2021.
March 2023 had the lowest number of Active Listings for any March on record since at least 2005. At just 3,816 listings, this was also the very first March that had fewer active listings than the previous December and January.
Condos, Townhomes and “entry-level” detached homes, when priced accurately/low, have been selling like it`s Black Friday and there`s only one of everything. Some sales ratios (inventory/sales) are near 100 percent! With all this competition, you would be surprised to read that the median price has stayed basically flat in many markets, and this is explained by the price reductions and sales freeze on most of the higher-end homes. Buyers struggle to make large upgrades, with mortgage rates staying high for the immediate future.

Sales Down, New listings Down, Prices Up?
The Spring market in the Fraser Valley is shifting into first gear, with total sales last month up 46% from the previous month!? Unfortunately, that’s historically 51% less year over year. In fact, it’s the least volume since February of the 2009 recession. The median sale price in the Fraser Valley was $973,000 up from $954,000 last month.

Fortunately, the prices have remained strong so far in 2023 but It’s yet to be determined how many gears our Spring market has.
We had the least amount of sales volume for February since 2009.
We had the least amount of new listings for February since our real estate board started keeping statistics in 2005.
According to data from the Mortgage Bankers Association, mortgage applications have dropped to their lowest numbers in 28 years as rates continue to rise.
While mortgage applications are still historically low, we’re still seeing more Buyers than Sellers, and that’s what’s keeping prices stable or, in some cases, even leading to multiple offers! This could quickly change if more Sellers decide to brave the market.
If you went to a food truck festival and surprise! There was only one vendor; you bet that vendor would be busy no matter what they were selling. Even if attendance at the festival was the lowest since 2009, that vendor would still feel their business take off. Multiple offers on fries! Hamburger’s selling for $20! Prices are based on supply and demand, and when both the supply and demand are uncommonly low, then that ratio can be quickly influenced by smaller amounts of change. A few more food trucks roll up and suddenly, prices need to adjust, and the offering quickly changes.

Hello everybody!
I hope everyone is doing well and keeping their New Year’s resolutions! Bank of Canada raised rates again on January 25th by another 0.25%, but it’s rumoured to pump the brakes for raises in the immediate future!
There were 550 total sales in January, down from December’s 592 and January 2022’s volume of 1176.
There were 2982 active listings last month, which is a 6% increase from 2824 active listings from the previous month and a 91% increase from last year.
Many optimists predict(ed) that as the Spring market hits and the new listings appear that we would/will see a spike in volume, and that frenzy would/will give us a strong Spring market. Most neighbourhoods and property types saw inventory rise from the drought of new listings in December. Unfortunately, the sales volume hasn’t followed. Well-priced properties are still getting action and sometimes even multiple offers. Still, the buyers will reject the listing unless the property is priced sharp and presented in the best light.
For Buyers looking to make a jump up, the market decline has affected the property you will ultimately purchase more than the property you will sell, so you should come out net ahead compared to last year’s market. First-time home buyers who can afford the payments may be able to get a great deal in the next few months and refinance when the rates hopefully drop in the next few years. Our team recommends that our first-time home buyers get their ducks in a row now so they can be in a great position come Spring. If you’re downsizing, there is still a window of low inventory, but that window is closing. It is essential to price accurately and insist that the marketing helps your home stand out. It takes more effort to inspire offers than at any time in recent history.
