Langley City

Langley City is surrounded by the Township of Langley on its north, east and south borders, with Surrey to the west. Langley City operates independently from the Township of Langley; however, locals treat Langley City as a neighbourhood of “Langley.” Langley City is one of the most affordable places to live in Langley because of the age of the homes and the lower property taxes.

Langley City real estate is mostly south of the commercial core. It is made up mostly of condos in Nicomekl and Douglas, but as you head further south, you’ll find mostly single-family detached homes on large lots. Most of Langley Cities’ homes are older, well cared for or renovated single-family houses. The neighbourhood is under heavy change as the houses in Nikomekl and Douglas are starting to be rezoned into a higher density.

The downtown Langley City core has every major big box store, a giant mall and every type of restaurant you could ever ask for. The Langley City commercial area can be very busy for the uninitiated who stick to the main roads. Locals find back roads to quickly make their way through. Of all the areas of Langley, Langley City real estate is the most affordable as the homes are older and further from highway 1.

Langley City's Defining characertistics:

  • Young community of first-time home buyers planting their flag in real estate for the first time. Much of the older homes are being replaced with entry-level new condos with great amenities.

Langley City is home to many great restaurants. We are lucky to have such a wide range of cuisines.

Let’s start with the most important… Pizza
Emilio Finetti is an award-winning thin-crust pizza and the best pizza we’ve ever had. Inside they have a cool vibe with arcade games to play while you wait for your pizza. They have a few stools and tables, but they are more for decoration or to sit at while you wait. This is a take-out spot. Fantastic.

Me-n-Ed’s pizza is a great alternative to Emilio Finetti if you’re looking to sit down and watch the game while you feast. They’ve got plenty of beer on tap, and their pizza is also excellent.
While you’re visiting my office, you may as well grab a slice from Paradiso pizzeria right next door. They sell a strong pizza and just opened this year. It’s very dangerous to have such a great pizza place next door.

I’ve tried most of the pho and ramen in Langley City.
It seems everyone you ask about pho in Langley has a story or a fondness of Langley Vietnamese Cuisine. It’s great pho, and it’s open late.

For ramen, Akedo Showten used to be lined up out the door during lunch hours. Now that they offer takeout and UberEats you can get lunch with a reasonable wait time. It’s a small restaurant with some very good Ramen and Gyoza. Warning: They close early when they run out of broth.

Another Langley classic is Ban Chok Dee serving up award-winning Thai cuisine. In 2016, they were awarded the “Thai Select Premium” status by the official Royal Thai Consulate General office for their authentic and outstanding culinary experience. For a special date in Langley City, I recommend Atlas Steak + Fish inside the Cascade casino. As their name suggests, they have great steaks and fish, but their tomahawk pork chop is unique and delicious.

Lots of Drink Options!

If you’re looking for the best pub in Langley City, you have lots of options in the downtown Langley core.

Match Eatery & Public House in the Cascades Casino is a high-energy sports bar with a patio that was voted as the best patio in the Fraser Valley.

Another great spot to get a beer in Langley City is Farm Country Brewing. Langley’s beer scene is starting to take off, and if you buy a house in Langley City, this will be your local brewery. They’ve got a great selection of beers that change with the season.

The Langley City Real Estate Market

There are six neighbourhoods that make up Langley City.

Nicomekl

Nicomekl is the largest area making up 29% of the land area of Langley City. 42.4% of the area is commercial, but this area has seen the most residential growth, representing 80% of all housing starts over the last five years. Nicokmel has the highest population of young adults in Langley. This is no doubt because Nicomekl real estate is the home of the most affordable real estate in Langley, with plenty of new and older low-rise buildings.

Douglas

The Douglas neighbourhood shares the majority of Langley’s commercial area but still has one of the highest population concentrations in Langley real estate. The Douglas neighbourhood is one of the more walkable Neighbourhoods in Langley with plenty of restaurants and trendy shops along the famous one-way. Douglas is home to Langley’s Cascades Casino and the last stop of the future Skytrain. Visit Douglas Park in the summer for food trucks or concerts at night.

Simonds

Simonds has very established homes on larger lots with very few new developments. Simonds real estate happily enjoys the largest park space per capita in Langley. Sendall Gardens is home to 1.5 ha of botany, a tropical greenhouse, and two duck ponds.

If walks with flowers isn’t your speed, you could always head up to Penzer Action Park, the largest parkour park in Canada!

Blacklock

Blacklock is predominantly a mix of single-family detached homes (36% of land), golf courses (22%), and parks (17%). Blacklock has the highest representation of children in Langley.

Alice Brown

Alice Brown is a small residential community in southern Langley City. Alice Brown real estate is made up of mostly single-family homes on generous size lots.

Uplands

Uplands is an affluent neighbourhood, mostly single-family detached homes. This community is very well established with very limited redevelopment.
